Appraiser Train

Professional education written by a Certified Residential Appraiser actively practicing in Ohio.

Appraiser Train was created as a practical learning space for those entering the appraisal profession, and for those still finding their footing within it.

This is not a shortcut library, a template factory, or a promise of easy answers. Appraiser Train exists to explain the why behind the work: how appraisers think, how markets behave, and how judgment is formed through experience, not automation.

The articles and training materials here are written by Laura Thompson, a Certified Residential Appraiser actively practicing across North Central Ohio. Every lesson is informed by real fieldwork, homes walked, land studied, reports reviewed, revisions questioned, and values defended with evidence. (The advice I wish I had when I was first starting my career path into the appraisal realm.)

Appraisal is both technical and interpretive. While standards, regulations, and data provide structure, credible valuation still requires discernment, geographic familiarity, and professional restraint. Appraiser Train is designed to help trainees develop those skills early, before habits harden and shortcuts take root.

Appraiser Train is intentionally housed within Laura Thompson Land & Home LLC. Education does not stand apart from practice. It grows out of it. This structure reflects a simple belief: the most reliable instruction comes from those actively doing the work.

This space is here to steady new appraisers, sharpen developing ones, and remind all of us that credible value is discovered, not targeted.

Hi! I’m Laura Thompson 🙂

I have worked as a real estate professional since 2018 and in the appraisal industry since 2020, beginning as an office assistant responsible for field notes and data entry. I began my licensure as a registered trainee in 2022 and am now a Certified Residential Appraiser.

I serve North Central Ohio, including Richland, Marion, Crawford, Morrow, Ashland, Holmes, and Knox Counties. My work is rooted in careful observation, local market familiarity, and clear, well-supported analysis.

From rural land to residential homes, I approach each assignment with professionalism, accuracy, and respect for the role judgment plays alongside data.

With AppraiserTrain, I’m hoping to add clarity for entry – level or newer appraisal pro’s who might have questions while beginning their journey as appraisers and real estate valuation professionals. All opinions are my own, and should not be construed as legal advice. Make your own good choices.
