A well-cared for home can make time feel like it stands still, as you walk through.

There’s something quietly enchanting about walking through a house—whether it’s weathered with history or still carrying the scent of fresh-cut lumber. As an appraiser, I’m trained to observe condition, quality, layout, and land. But sometimes, a home speaks beyond numbers. It carries stories in its floorboards and character in its corners. And over time, I’ve found that a few types of homes tug at my heart on a personal level.

1. The Time Capsule: Preserved Historic Homes
Old buildings are one of my very favorite places to step into. When well-preserved, they become something more than wood and plaster—they become living history. Each shelf, each windowpane seems to whisper of the past: a lace-curtained parlor, a hand-hewn beam, a front porch that saw generations grow. Walking through these homes feels like stepping sideways into another era, one where the craftsmanship was slow and steady and everything had a story. There’s a reverence in seeing them cared for and kept.

2. The Fresh Start: New Construction Homes
Just as magical, in a different way, are new construction homes. These are another favorite of mine to walk through during appraisal inspections. There’s an energy to a new build—a sense of potential and hope. I especially love when a home carries subtle yet striking details that show a collaboration between homeowner and builder: a perfectly placed window seat, built-ins with purpose, a pop of unexpected tile or woodwork. It’s where design, utility, and creativity shake hands and turn into something beautifully livable.

3. The Heartfelt Home: Cozy, Lived-In Spaces
While much of my role is grounded in the big-picture items—location, condition, quality, site utility, and major systems—there’s something quietly joyful about stepping into a house that feels like a home. Not just clean or updated, but truly cared for. Where you sense a rhythm of life in the tidy kitchen, the garden out back, the warmth in the paint choices or handmade curtains. That unspoken pride of ownership, where the smallest details have been tended with intention and love. You can’t appraise that on a grid, but you can certainly feel it in your bones.
